Getting Water to Leave a Flat Lot
Site grading and leveling reshapes the ground so it supports what you build and drains the way it should. Around Buffalo, the challenge is not steep slopes but the opposite. On the flat lake plain there is often only a few inches of fall across a whole yard, and clay soils hold water. When snowmelt and spring rain arrive, a yard with no fall becomes a pond, and a foundation with soil settled against it takes on water.
Regrading around the house
Over decades, soil settles along foundations, flower beds get built up, and patios sink. The result is a grade that slopes toward the house. We strip back to firm soil, bring in suitable fill where needed, compact it and reestablish a slope away from the walls. Where the lot cannot carry enough fall on its own, swales carry water around the house toward the street, a ditch or a drain.
Building pads
New garages, additions and sheds need a firm pad set at the right elevation, high enough that the floor sits above the surrounding grade. On clay, that means stripping topsoil, placing fill in thin lifts and compacting each one. HomeGuide lists a dirt pad for a driveway, patio, garage or deck at $1,000 to $2,500.
Low spots and ponding
Low spots usually come from settled trenches, old stumps rotting out, or tire ruts from construction. Filling them with topsoil alone is a short-term fix; we compact the base first so the area holds.
Frost and timing
With a January mean temperature of 25.5 degrees, frost goes deep, and frozen soil cannot be graded properly. Wet spring clay smears instead of compacting. We grade when the ground can actually be worked and tell you if waiting a few weeks will produce a better result.
Permits
Small regrading usually does not need a permit, but changes that send water onto a neighbor or into a public drain can. Each town and village around Buffalo sets its own rules, and we check them for your address.
Finish grading
The last step is spreading topsoil, raking out stones and leaving a smooth grade ready for seed or sod. We set the topsoil aside at the start so it is reused rather than buried.

Site Grading & Leveling Questions
How much slope does my yard need?
A common guideline is at least 6 inches of fall over the first 10 feet from a foundation. Flat Buffalo lots often need swales to carry water the rest of the way.
Can you grade in the spring?
Once the frost is out and the soil has dried enough to compact. Wet clay should not be graded.
Will regrading fix my wet basement?
If water is coming from surface runoff against the walls, often yes. If it is coming up through the floor, it may need a drain or interior system as well.
Do you bring in topsoil?
Yes, when the existing topsoil is not enough to finish the grade.
